| RENT A ROOM |
The
Procedure: Once Landlords register their room/s with us,
we complile a brochure for our office window with all relevant details
of your room/s, including submitted photograph/s. Your contact details
are then passed on to any interested parties. This way, Landlords
take their own appointments for viewings enabling them to meet potential
tenants in person.
It is highly recommended that
before you rent out your room(s) in your home, that you and the
tenant(s) agree some ground-rules in advance. These can be put in
writing in the form of a contract, and Carlow Property Management
can do this for you as an optional extra cost. Each party should
keep a copy of this agreement so you can both refer to the terms
of your agreement in the event of confusion or disagreement.
Important Information
If you rent a room in your own private residence to a private tenant/s
during the relevant tax year, the rental income you earn will be
exempt from income tax, provided this income does not exceed 10,000
euro.
Tenants who rent out a room(s) in your home are entitled to claim tax relief on rent paid.
If you choose to rent out a room(s) in your home, you are not covered by landlord/tenant legislation in Ireland. Landlords are therefore not obliged to register with the PRTB. This means that private tenants living in your principal home are living under a "Licensee Agreement" and not a tenancy agreement and are only entitled to "reasonable notice" if you choose to terminate the agreement.
