OUR SERVICES FOR LANDLORDS
Our service provides you the property owner with suitable tenants for your investment thus eliminating the time consuming job of interviewing and selecting suitable occupants. If you have a house / apartment to rent, Carlow Property Management can find the perfect tenant for you. Property owners can relax in the knowledge that Carlow Property Management are experts in house lettings.

In order to let your house /apartment we:
  1. Inspect your property and put it forward for letting.
  2. Organise a Building Energy Rating (BER) assessment if required.
  3. Advertise your property in the local ‘Nationalist and Leinster Times’
  4. Take photos to build a brochure for our window display and website plus Daft.ie
  5. Include your property details on our current listing of available properties
  6. Place a ‘TO LET’ sign in the window of the property (if appropriate)
  7. Show the property to prospective tenants
  8. Vet tenants by acquiring and checking a minimum of 2 references from Employers (Accountants reference if self employed), and previous Landlords.
  9. Obtain PPS numbers and photo I.D’s.
  10. Agree rent & other terms with both parties and obtain the necessary security deposit and rent in advance.
  11. Compile an Inventory of contents to be included in the lease.
  12. Organise ESB & Gas services (current readings included in lease). We assume that owners have these accounts active and in their own name.
  13. Sign the lease agreement * or contract on behalf of the owner
  14. Preparation of PRTB forms
  15. Set up method of payment
  16. Issue keys to new tenants

* We use standard Irish Law Society leases with many special conditions which have been added over the years. This lease is compliant with PRTB requirements and has been successfully tested at PRTB adjudication hearings.

Full Property Management Service

  • Three monthly Property inspections or regular security checks on vacant properties
  • Rent collection with monthly statements e-mailed (or posted) to Landlords with payments electronically transferred to landlords bank account (or cheque sent directly if required)
  • Organisation of minor repairs, property maintenance and cleaning if and when required
  • Purchase of occasional household items following go-ahead from Landlord
  • Organisation of larger non-routine jobs: from getting quotations to checking the completed job and discharging invoices.
  • Liase between Landlord and Tenant regarding possible grievances and other matters relating to the tenancy
  • Representing Landlords at PRTB adjudications and mediation hearings

Fit Out Service & Larger Maintenance Jobs

Our Property Managers are highly experienced in property fit outs so that your property is presented to its best possible potential, ensuring swift letting with optimum rental yields.

The Procedure:

  1. When the problem / project is registered we arrange an estimate.
  2. When you are happy that the job should go ahead, and if we do not have sufficient funds from rents, the full cost is payable to Carlow Property Management.
  3. On satisfactory completion of the project, Carlow Property Management will pay invoices received on your behalf and forward these to you with your monthly statement.

Please Note: If the job or purchase is deemed by us to be ongoing maintenance, there is no additional cost outside the management charge. However if we deem the job to be a refurbishment project, a project management charge is payable to CPM.
