FURNISHING GUIDELINES FOR LANDLORDS
Don't know what furniture to put in the house you are letting? Here is a guideline list of requirements for a furnished rental property

Items marked with an * are not essential but add to the rentability of the property

Lounge/ Sitting Room
3 Piece suite of furniture/ coffeetable/ tv table/ *nest of tables/ fireguard (if applicable)
Dining Room
Dining room table & chairs (6 person sitting for larger properties)
Kitchen
Cooker of adequate size/ Fridge/ Freezer (or Fridge freezer with large freezer compartment)
Washing machine/ *Tumble Dryer/ *Dishwasher/ microwave
Equipment
Dinner set, glasses & cutlery for 6/ Set of saucepans/ Frying pan/ Kettle/ Iron & ironing board/ Broom, dustpan & brush/ basic utensil set
Bedrooms
Beds & Mattresses should be in a good condition and supplied with mattress covers (cotton, not waterproof as they are often removed by tenants!). Generally double beds for double rooms and singles for single rooms are most acceptable.
Wardrobe / Tall chest of drawers/ lockers (2 in Double rooms & 1 in singles)
(Leaving one small bedroom unfurnished is often acceptable as many tenants use this as a study)
Bathrooms
Shelves or bathroom cabinet/ mirror/ shower curtain (if no shower door)
Garden
If tenants are expected to maintain the lawn, landlords are expected to provide a lawnmower. It is strongly advised that a garden shed be provided for storage of bicycles etc.
Equipment
Dinner set, glasses & cutlery for 6/ Set of saucepans/ Frying pan/ Kettle/ Iron & ironing board/ Broom, dustpan & brush/ basic utensil set


General
The house /apartment should be left in a clean and tidy condition, especially carpets, curtains and sanitary ware. At least one smoke alarm should be placed on each floor. Light fittings & shades should be in place.
All equipment should be in good working order (Please leave instruction manuals for appliances).
Houses need to be left with basic requirements but clear of personal ornaments and items of sentimental value should be removed.


Keys
We need to hold a one set of keys if managing the property. In addition, tenants for a 2 bed property should be provided with 2 keys, 3 bed with 3 keys, and 4/5 with 4 keys.
